MORRISON CATERS TO WALKING LIFESTYLE


Grubb Properties plans to take advantage of the strong SouthPark condo market with its second residential project in the 24-acre Morrison development.
Residents of "721" urban flats won't have to walk far for groceries. Three levels of condos will top an Earth Fare natural and organic foods market.
The 25,000-square-foot grocery store is to open in the first quarter of 2007 and the condos in the second quarter.
Grubb said one-, two- and three-bedroom units will range from 787 to 1,556 square feet and sell from the mid-$200,000s to the mid-$500,000s.
Only six condos remain for sale in The Lofts at Morrison, the 37-unit first residential phase.
A third phase -- now in the planning stage -- is to feature luxury condos that likely will sell for about $1 million and up.
Morrison, at Sharon and Colony roads, will combine about 500 condos, townhomes, penthouses and apartments with about 130,000 square feet of restaurant and retail space in five buildings.
Two finished buildings and one under construction include 86,500 square feet of retail/restaurant space, about 67 percent of which is leased, said Grubb spokesman Steve Biggerstaff.
Grubb is developing the estimated $200 million project with partner Casto Lifestyle Properties of Sarasota, Fla.
The SouthPark area has emerged over the past 36 years as an office hub of 30,000 to 40,000 workers while SouthPark mall has evolved into the city's premier upscale retail location.
That has created a hot spot for condo development that real estate experts believe could rival uptown's booming market.
Grubb's Brannon Gilliam, director of residential sales, said Morrison's developers are creating a "walk-to-everything lifestyle" with boutiques, cafes, restaurant and offices practically at the doorstep of residents.
The 721 flats will face either the Morrison streetscape or a 30,000-square-foot interior courtyard with a pool, clubhouse, fireplace, fitness center and gathering/grilling areas.
Standard finishes at 721 include granite countertops, stainless steel appliances, garage parking and hardwood, ceramic tile and carpeted floors.
Brannon said the developers plan to offer a "suite" of owner services to make life easier for residents who travel, work late or work from home.
The final list is being determined but likely will begin with such simple tasks as accepting deliveries, watering plants and walking dogs.
As part of the Morrison project, Grubb created a foundation to preserve the 2.1-acre wooded site of one of Charlotte's first post-Civil War African American churches.
Morrison residents, Lloyd Presbyterian Church members and the public will be able to use the green space, Grubb said.

New at Morrison
• Arooji's Wine Room Ristorante, which features Tuscan cuisine, is to open in November on Governor Morrison Street -- the project's main shopping thoroughfare.
The restaurant -- Charlotte's second Arooji's -- will occupy 2,500 square feet and accommodate 80 diners inside. It also has outdoor seating.
• Stoney River Legendary Steaks is to open in spring 2007 in 6,711 square feet at the main Sharon Road entrance.
It will be the first N.C. restaurant for the Alpharetta, Ga.-based chain, a division of O'Charley's Inc.
