LIFESTYLE CENTER TAKING SHAPE

Anyone who has recently passed by the former Randhurst Shopping Center in Mt. Prospect has seen noticeable changes where the new $190 million lifestyle center will be built by spring 2011.
James Conroy, director of development for Casto Lifestyle Properties, said the masonry, steel framing, front façade and roof structure is complete for the new 42,000 sq. ft. Sports Authority facility that will be located immediately south of Bed Beth & Beyond.
"We are putting the roof on now and we are looking at finishing our portion of the work by early April," said Conroy. "Then Sports Authority will take over and complete interior work and should be open by August."
Sports Authority is currently located in an estimated 39,000 sq. ft. building on Rand Road just north of Kensington Road in Mt. Prospect.
PNC Bank will soon begin construction on a 4,000 sq. ft. building off Elmhurst Road between Borders and Costco.
"We are just waiting on permits, which should come in the next couple weeks so they can begin construction," said Conroy. "I am guessing it will take about four months for construction to be completed, which will probably take us to August when they will open."
Conroy said the basement retaining wall and ground floor framing for the new 60,000 sq. ft. four-floor, 120-room Hampton Suites hotel is complete.
"There will be a half-dozen retail stores on the first floor but at this point we have no signed deals," said Conroy. "On the east end, where the courtyard will be, there will be a sit-down causal restaurant spanning about 4,000 sq. ft."
Conroy said AMC Theatre officials have completed their schematic drawings for a facility on the east side of the property and should have permits to begin construction by mid-March.
"We are looking at the end of March or beginning of April for construction to begin and take about 10 months to complete," said Conroy. "Once our portion of construction is complete, AMC will need an additional two months to finish the interior, which will include seating, concessions and installation of their newest digital technology. The new theater should open by April 2011."
Conroy said there won't be any downtime from the current theatre closing to the new one opening.
Once the new theater is open, the current 50,000 sq. ft. facility will be demolished and a new structure spanning approximately 45,000 sq. ft. will be constructed.
Conroy said 27,000 sq. ft. of that space will be occupied by Petsmart, and the remaining portion available for other retail. The new building should be completed by December 2011, Conroy said.
Conroy suggested that Petsmart might relocate from its Arlington Hts. location off Rand Road. Corporate officials could not comment on that speculation, but a manager at the Arlington Hts. location, who wanted to remain anonymous, said corporate officials have been talking about possibly relocating to Mt. Prospect or keeping the Arlington Hts. store and opening another store 10 minutes away in Randhurst Village for the past three years.
In total, Randhurst Village will have between 50-60 retail stores, with some of them opening by May 2011.
